Quincy: a stalled water damage job finished, from the subfloor up

This Quincy condo came to us with the flooring already pulled and a section of subfloor along the window wall opened by a previous crew, then left. Water had gotten in along the exterior wall under the windows and the subfloor in that strip was stained and soft. We documented and metered the unit, cut out the damaged subfloor, dried and treated the framing, repaired the drywall at the base of the walls, and then rebuilt the unit as one job: new wood-look plank flooring through the living room, hallway, and bedroom, new baseboard and casing, and fresh paint throughout. Finished in November.

The askFinish a water damage repair that another crew had started and stopped, make sure the subfloor along the window wall was actually fixed, and give the owner back a unit that looked like one job, not two.
What we didDocumented and metered the unit, removed the remaining damaged flooring and the stained subfloor along the exterior wall, treated and dried the framing, installed new subfloor, repaired the drywall at the base of the walls, laid new plank flooring through the living room, hall, and bedroom with a transition at the kitchen tile, and finished with new baseboard, casing, and paint.
Why it mattersNew flooring over a wet subfloor hides the problem for about a year. Cutting out the bad section along the window wall and drying the framing before the floor went down is the part of this job the owner will never see, and the reason the stain is not coming back.
