Project

Charlestown: a herringbone paver patio in the back courtyard of a brick rowhouse

Charlestown rowhouses have small rear yards that work hard: the mini-split condensers live there, the trash goes through there, and it is the only outdoor space the house has. This one was uneven ground that held water against the foundation. We graded it to drain away from the building, set a compacted base, and laid charcoal and grey concrete pavers in a herringbone pattern with a soldier-course border, locked with polymeric sand. Finished in October, and the yard went from mud to a usable patio in under a week.

The askTurn a muddy rear yard that pooled water against the house into a flat, drained, usable patio, without disturbing the condensers or the fence line.
What we didExcavated and graded the yard to pitch away from the foundation, compacted a gravel base, screeded a sand bed, laid concrete pavers in a herringbone pattern with a border course, cut around the equipment pads, set edge restraint, and swept in polymeric sand to lock it.
Why it mattersIn a rowhouse the back yard is the drainage plan. Ground that slopes toward the building sends every storm into the basement. A properly pitched paver patio moves the water away, and it is the kind of outdoor space that adds real value on a Charlestown lot.
