South Boston: the unit where the air handler failed, opened up, dried, and rebuilt

This is the other half of the same South Boston loss. The air handler that serves this condo sits in a framed closet off the hallway. When it failed in late August, water ran down through the closet into this unit's hallway and bedroom, and through the floor into Unit 1 below. We opened the closet and the walls around it to the studs, pulled the wet flooring back to the subfloor, dried the framing, and documented everything for the insurance claim. Then we rebuilt it: insulation, drywall, trim, paint, and new hardwood flooring. Finished in early October, about three weeks after demo.

After: the living room with new floors and the HVAC boxed in
Before: the failed air handler exposed in the framed HVAC closet above the hallway, insulation and ductwork opened
Before: the air handler exposed, ceiling and insulation opened
Before: bedroom stripped to the studs and subfloor after water damage from the HVAC closet
Before: the bedroom stripped to the studs and subfloor
After: new prefinished hardwood flooring through the hallway of a South Boston condo
After: new hardwood through the hall
Before: walking the unit after demo
Before: plastic containment and exposed framing around the HVAC closet during water damage demolition
Before: containment plastic around the HVAC closet
The askFind out how far the water went from the HVAC closet, dry it properly, and rebuild the unit on the same schedule as the unit below, with one contractor for both.
What we didOpened the HVAC closet and the walls around it to the studs, removed wet flooring and insulation, set drying equipment, and metered the framing until it hit dry standard. Wrote the scope in Xactimate with photos and moisture readings for the adjuster. Rebuilt with new insulation, drywall, trim, paint, and prefinished hardwood through the bedroom and hall.
Why it mattersIn a condo loss the source unit and the unit below are usually handled by two different contractors on two different timelines, and the building sits torn open while they wait on each other. Here the same crew did both, so the closet was dry and closed up before the ceiling below it went back.
