How we work the file
Documentation from day one
Moisture readings with calibrated meters, photographs of every affected area before any cleanup or demo, drying logs with daily readings, scope written in Xactimate line items. The documentation is in the format you need — not a contractor's narrative summary that creates back-and-forth.
Mitigation that's defensible
Equipment placement is logical and proportionate. Drying time matches material type. We don't over-mitigate to inflate scope, and we don't under-mitigate and cause secondary damage that has to be covered later. Mitigation logs support the timeline.
Scope that aligns with Xactimate
Line items match Xactimate categories — material, quantity, labor by trade, finish work itemized. When you compare our scope to your initial estimate, the differences are visible and supported. No mystery line items.
Supplements supported by evidence
If we identify scope that wasn't visible until demolition (saturated insulation, damaged subfloor, hidden framing damage), we document it before proceeding and submit a supplement with photos, measurements, and written explanation. No surprise scope, no work performed before approval.
